    Here’s how to get started:

    1. Hold the Land - Pay a non-refundable $250 closing fee as well as the refundable down payment to save your property. We’ll get the paperwork started ASAP!

    2. We Take It Off the Market – Once your fee is received, we remove the property from all listings.

    3. Sign the Paperwork – After your closing fee clears, we send your purchase package via email through SignNow.com:

      • Promissory Note

      • Land Contract

      • Purchase Agreement

    4. Set Up Monthly Payments – Pay via ACH

      • First payment is due 30 days after signing.

      • In addition to your monthly payment there will be a:

        • $12 account fee

        • Property taxes fee (and any HOA/POA fees if applicable.)

    5. Easily Track Payments – Use GeekPay, our payment system, to:

      • See all your documents

      • Check your balance

      • Make extra payments anytime

    6. Own Your Land! – When you finish paying off the land, we’ll deed it to you within 2 weeks.

    Important: You must wait until the land is paid off before making changes, building or living on it. But feel free to visit or camp anytime, following County rules!

    If you’d rather own your land right away, a cash purchase is the way to go! Here’s how it works:

    1. Secure Your Land – Pay a non-refundable $250 closing fee. We’ll get the paperwork started ASAP!

    2. We Take It Off the Market – Once your fee is received, we remove the property from all listings.

    3. Sign the Paperwork – We’ll send you a Purchase Agreement and create a New Deed for you to sign online.

    4. Make Your Payment – Pay by bank wire (preferred). For smaller purchases, we may accept Venmo.

    5. Proof of Ownership – Once the deed is notarized, we’ll send you a scan showing your name on it.

    6. Deed is Officially Recorded

      • We send the deed to the county for recording (many counties allow this electronically, so it’s super fast).

      • You’ll receive a physical & digital closing packet with all details about your new land.

    7. IT’S YOURS!All cash sales are final, so now it’s time to enjoy your land!
